Rates:
June thru September: 7 night minimum. $1,000 per any 7 day week (includes cleaning). We start the week according to our guest’s travel plans, not a set Saturday to Saturday schedule. Extra nights beyond 7 days at a prorated amount. Fill-in nights available between weekly reservations are $200.00 per night.
We have arrived as early as April and May and stayed until late October, but the weather can make it uncomfortable and unpredictable during those periods. We will consider those periods on a case by case basis, depending on weather.
8% Maine State Use Tax will be added to all stays under 30 days.
Terms:
50% deposit upon your reservation being confirmed. Balance due 30 days prior to arrival.
Policies:
Submitting a deposit (1) confirms the dates and rate for your reservation, (2) is your acknowledgement that you have read the information, including but not limited to Rates, Guest Guide, and Caveats, on our web site www.comfortfound.com, and (3) you hereby agree to our policies.
Fox Drink Ledges is our home away from home. We ask that guests pick up after themselves during their visit and leave the dishes washed and put away, but we’ll take care of the linens and towels after your stay. The bedroom comes with clean linen and bed made.
If you need laundry service during your stay, you may use the washer and dryer provided (read Caveats) or Colby & Gale Laundromat behind Comfort Found in the Elm Street Center at 30 Elm Street, Damarsicotta. (207) 563-1117.
Overnight guests are limited to parties up to two because we have only one queen size bed, but you are welcome to invite day visitors. We must ask that the living room furniture not be used for overnight sleeping. (Dozing might be unavoidable. We take full responsibility for the comfort of the furniture.)
Check in/out times:
Check-in: 4:00 p.m.
Check-out: 11:00 a.m..
Or by prior arrangement. We try to be flexible depending on back-to-back reservations.
Smoking:
For health and safety, WE ARE A NON-SMOKING PROPERTY, this includes the exterior areas. For those who do smoke, we ask that they not enter the building for several minutes after smoking to prevent second hand smoke from affecting the property.
Guests agree to a $300 cleaning surcharge if evidence of any kind of smoke (tobacco or other products) is present in the building at anytime during or after their stay.
Pets:
We are sorry, but we do not allow pets of any kind, except service dogs. A $300 cleaning surcharge will be assessed for any violation of this policy. We will be glad to suggest kennel services in the area.
Cancellation Policy:
Full refund if cancellation is 31 days or more before arrival.
Credit for deposit and rent if cancellation is 30 days or less before arrival. If we can re-book the cottage for your scheduled stay, you will have the option of a full refund or a credit toward a future stay. Note the optional Carefree Rental offer by VRBO. We receive no compensation or benefit from this offer.
